What is this plant/tree?

I'm in process of buying a 10 acre property in SoCal and these are throughout the poperty and doing well without any human management (property has been vacant for at least a year.)  They're popping up, so it's some kind of pioneering species for the area.  Any ideas?

Can you get a better photo of the leaf, the underside of the leaf and whatever that cluster of yellow stuff is?

Nicotiana glauca. 
Common name for this SoCal plant is Indian tobacco.  Unfortunately, the common name is used to describe a large variety of plants across the US.  (hence the scientific name noted above) Don't try to smoke it or use it though, it is poisonous.  No medicinal uses for it either.  It grows as a weed all over SoCal.
